What is a Rightmove Property Performance Report?

If your home is on the market, it should be on Rightmove.
Rightmove is the most popular property portal in the UK and it has completely revolutionised how a buyer searches for their next home. You can now browse through houses for sale from anywhere, anytime, without even stepping foot into an Estate Agent’s shop.
You may or may not have heard of the Rightmove Property Performance Report? Many agents send their clients this report without really explaining what it means. If you have not seen your report ask your agent to send it to you and to walk you through what it is showing you.

The property performance report gives a wonderful insight into how many online browsers are looking at your property listing, how this compares to other similar homes in your area and also how it compares to other houses your agent is selling.

So, let’s take a closer look at the Rightmove property performance report and what it can tell you about your house sale:

Property views

The first important element that the report will tell you is how many ‘daily views’ your home is attracting. The higher the daily views, the better chance you have of a buyer booking a viewing.  The more viewings the better chance of an offer. It’s all about getting viewers through your door. The starting point to this is to first get them to click into your Rightmove listing. The daily views figure shows you how many people do this.

We believe that this statistic directly relates to how attractive an online viewer finds your home. It is your property marketing’s job to make your home as appealing as it can be to potential buyers. It stands to reason that if your marketing is the very best it will attract more clicks as people will be drawn to it and want to know more (the click).

If you are low on clicks/daily views, then your marketing could be to blame.

Other similar homes

On the property performance graph, you will see a line that shows how other houses similar to yours are performing. Here you can see how your home compares. To attract a buyer, you want your home to stand out therefore, you need your views to be above other similar homes. This graph will show you your current position. If your home is falling below or even the same as other similar homes in the area then something needs to be done to bring this figure up.

Again, it is all about attracting buyers to your listing. If you are not getting enough clicks to put you above your competition then your marketing needs to improve.

Branch average

This shows how your home is performing compared to the other houses your agent is selling. Take note of this, how does yours compare? If yours is falling below ask your agent why others seem to be getting better daily views. Are they doing anything different on their other houses?

How changes influence views

If your agent has added or deleted images, this will show on the performance report. It will also show any price adjustments and the subsequent effect on the property views. It is interesting to look at this data, do you seem to get more views when photos are changed? If so make sure that your agent is regularly doing this.

Here is an example of the report which shows each of the key areas we discussed.

Once you have analysed what the report is showing you, have a conversation with your agent about what they can do to improve your daily view statistics.
The first area we suggest to look at is your property marketing, if you want to sell your home for the best price in the quickest time frame you need to have the very best marketing. The job of your property marketing is to attract a buyer to your home, enough for them to click into it, be intrigued and compelled to book a viewing. There is a correlation between good marketing and good daily view figures.
Browsing through Rightmove, you will see endless property listings so in order to stand out from the endless list of other properties, your marketing needs to be on point. That means the best, professional photography available, an interesting and engaging written description and a floor plan that is easy to read and allows a buyer to visualise how they would use the space. A bespoke, professionally designed and printed brochure is the marketing cherry on top. A loving crafted brochure ties up all your other elements of the marketing into one nice, neat, package.
Your Rightmove listing needs to wow a potential buyer! High quality, compelling marketing is the best way to do this.
