Lockdown 2.0 – what does it mean for the Burton and Derby property market

What does the second lockdown mean for the property sector - if you are thinking of moving home or if you would like to view a property in the next few weeks

If you are due to move home in the next few weeks, then you are no doubt concerned about what restrictions the second lockdown, which starts on Thursday the 5th November could mean for you.
 
With official guidance still to be voted on in parliament on Wednesday the Ministry of Housing, Communities & Local Government last night issued a statement which will give home movers a sigh of relief.
 
Subject to approval, the Regulations specifically state that activities relating to the property sector are allowed to continue under “Exceptions to leaving home”. This will allow people who need to carry out activities in connection with the purchase, sale, letting or rental of a residential property to include:
 
(i) visiting estate or letting agents, developer sales offices or show homes;
(ii) viewing residential properties to look for a property to buy or to rent;
(iii) preparing a residential property to move in;
(iv) moving house;
(v) visiting a residential property to undertake any activities required for the rental or sale of that property;

What are we doing?

We will continue to carry out both viewings and valuations. All viewings will be done virtually in the first instance with a physical viewing to follow.

What if I am due to move home in the next month?
 
If you are due to move home over the next month then this should remain in place, removals and other companies who work to facilitate home moves will also remain open.
 
Over recent months we have worked extremely hard to ensure that we are able to continue both renting and selling your home and have adapted many of our internal processes to ensure you are able to get advice on moving home, renting your home and viewing our available properties whilst ensuring the safety of both the staff and you.
 
We have continued to invest in technology at the same time, most notably in virtual reality 3D tours, the feedback so far has been fantastic. The tours will allow you to walk through a property virtually before taking a physical viewing ensuring social distancing and reducing any unnecessary contact.

Home Repairs and Maintenance

The statement from the Ministry of Housing, Communities & Local government also outlined that home repairs and maintenance can continue providing all COVID-19 precautions are followed.
 
Our property management team with support from our contractors are continuing to book repairs and are on hand to deal with any issues should they arise.
